AbstractNekretnine predstavljaju najznačajniji dio imovine, te obuhvaćaju zgrade, kuće i zemlju. Nekretnina se može koristiti u različite svrhe. Hrvatski sustav registriranja nekretnina se zasniva na katastru i zemljišnoj knjizi. Katastar evidentira tehničke karakteristike nekretnina i posjednika, dok se u zemljišne knjige upisuju nekretnine, vlasništvo, te druga stvarna i obvezna prava relevantna za pravni promet nekretninama. U hrvatskoj se nekretnine oporezuju s pet vrsta poreza , a oporezuju se samo kuće za odmor i korištenje javnih površina. U današnje vrijeme nekretnine predstavljaju najsigurniji način ulaganja. Međutim, kod svakog ulaganja se javljaju određeni rizici koje je potrebno minimalizirati. Upravljanje rizikom ne znači izbjegavanje rizika, već se odnosi na to da je cilj donijeti odluke koje rizike prihvatiti. Rizici su svakodnevna problematika strateškog menadžmenta. Na prijelazu iz devetnaestoga u dvadeseto stoljeće nastali su popularni REIT fondovi koji ulažu u nekretnine. REIT fondovi često ulaze u rizične poslovne projekte, te mogu prodati nekretnine razvijene u rizičnim partnerstvima i ostvareni prihod iskoristiti za ulaganje u nove projekte. Rast ekonomije dovodi do rasta potražnje za nekretninama, što često dovodi do eksplozivnog rasta cijena nekretnina, te rasta cijena najma i zakupa, pa tako i prihoda REIT fonda. Prije nego se odlučimo za kupnju nekretnine potrebno je najprije provjeriti svoje financijske mogućnosti, te zatražiti pomoć stručne osobe pri provjeri dokumentacije. No, ni to nije dovoljno za sprječavanje negativnih posljedica lošeg ulaganja.

Parallel abstract (English)Real estates are the most important part of the property, and include buildings, houses and land. The real estate can be used for different purposes. Croatian real estate registration system is based on the cadastre and land register. Cadastre records technical characteristics of real estate and landowners, while in the Land Registry entered the property, ownership and other real and compulsory rights relevant to real estate transactions. In Croatia, the properties are subject to five types of taxes and taxable only houses and public land use. Today real estate is the safest way of investment. However, with any investment appear certain risks that need to be minimized. Risk management does not mean avoiding risks, but is related to the fact that the aim of the decisions is what risks to take. Risks are everyday problems of strategic management. At the turn of the nineteenth into the twentieth century were made popular REIT funds that invest in real estate. REIT funds often enter into risky business projects and can sell the real estate developed in risk partnerships and revenue generated used to invest in new projects. The growth of the economy leads to a growing demand for real estate, which often leads to an explosive growth in real estate prices and rising prices of rent and lease, including the REIT Income Fund. Before you decide to purchase a property, you should first check your financial options, and request the assistance of experts in checking documents. But even that was not enough to prevent the negative consequences of bad investments.
