The subject of this final paper is the offer of the housing loans on the market of the Republic of Croatia and their comparative analysis on the example of selected banks - Zagrebačka banka d.d., Privredna banka Zagreb d.d., OTP banka d.d., Erste & Steiermärkische Bank d.d. and Raiffeisenbank Austria d.d. The banks were selected based on total assets, which makes them the largest banks in the Croatian banking market. A loan is a monetary debtor-creditor relationship in which the creditor of the loan assigns the right to use a certain amount of funds to the debtor for the agreed time and with the agreed terms of repayment. Housing loans through banks are currently the most used funds for the purchase, construction or adaptation of a house or apartment, and the property itself is taken as insurance for the loan. Interest rates on housing loans can be variable or fixed and changed periodically with a complex base rate. The paper examines the offers of housing loans in selected banks and for each of them the calculation of the repayment plan is made on the example of loans with a currency clause linked to the euro in the amount of 100,000.00 for a period of 20 years, considering a fixed interest rate, decursive interest calculation and repayment model with equal annuities.
